Applicants must have at least three times (3x) the Property's rental rate. (For example-if the Property Rent is $500 a per month, the Applicant must have at least $1500 in Gross Income).  We do not accept overtime and bonuses as they are income that are not guaranteed and cannot be counted towards your gross monthly income.  All income must be verifiable to be counted.  Please attach copies of your last pay stub, THDA voucher (if property THDA available), child support documentation (court ordered paperwork & at least 6 months proof of payments) and award letters for Social Security and SSI.
Present and previous residency must have history of prompt rental payment, enough notice given and good conduct. Absolutely NO evictions, NO balances and NO judgments owed to other Property Management Companies, Landlords or Attorneys/Collection Agencies associated with same.
Credit will be based on ALL applicants whether married or roommates. No more than one delinquent account for every two current or paid accounts. Medical, dental and student loans, as well as all accounts over 5 years old, classified as "bad credit" shall be excluded from the calculation of the 3 to 1 ratio except for past due rental accounts or balances. If a bankruptcy was filed and discharged, all open accounts established since the discharge date must be current. If applicant has no established credit, this will be considered a satisfactory rating.

Co-signor applications will not waive the credit requirement. Co-signor application will be processed in addition to, not in place of.
Applicant(s) must not have been convicted of any felonies within the past 7 years. All criminal history conviction are and shall be based on the information provided at the time of verification by a source deemed reliable.EMPLOYMENT: Stable history and income verification(s) for a minimum of six (6) months or a credit report with NO delinquencies or collections.
All prospective Tenants over the age of 18 must fill out an application, qualify and be on Lease Agreement. No one under the age of 18 except children living with their parent(s) or guardian(s) may reside on property.
Pets are on a case by case and property basis.
Standard Pet Policy will allow for 1 pet/animal over 50lbs or 2 pets/animals under 25lbs each.  Most properties will not accept aggressive breeds.  

NO birds, fish, reptiles, exotic animals or livestock allowed.No Visiting Pets.
All Pets and Animals must be pre-approved by Pet
Screening and Management PRIOR to introduction to the property.

Applicant acknowledges and understands that approval of a service animal or ESA may slow down the processing of application due to verification from attending physician.

*This policy takes into consideration the cumulative impact that multiple pets have in the same unit and/or building. This policy is in place to prevent any undue burden on our multi-family properties. Full and accurate applications are required of all prospective Tenants and consigners. Falsification or omission of information on an application is grounds for immediate denial or eviction.  Applicant must disclose, register and have all animals and/or pets approved that will be introduced and/or reside on the property
No exceptions shall be made to the leasing criteria stated herein unless written approval is obtained from management.
All security deposits are "Holding Fees" until the Lease is signed. If Lease is not signed Holding Fee will be forfeited.
Applicants must be prepared to pay a NONREFUNDABLE application fee of $50 per Applicant.  All adults over the age of 18 must submit a separate application.  Applicant acknowledges that payment of application fee does NOT guarantee approval of application, nor does this take a particular property off the market until the approval process has been completed, Applicant has been approved and a holding fee equal to the first month's rent has been paid.  As part of the rental application, Applicant will be required to provide a copy of a valid form of identification and proof of income.  The Applicant must be prepared to provide 3 years of residential history as well as contact information for rental references. Applicants will also be asked to provide information on monthly income.  

Please note that most properties require an Applicant's combined gross income to be at least three (3) times the monthly rent amount.  Applicants understand and acknowledge that properties are rented on a first come, first approved basis with a holding fee paid for the property. Multiple applications may be taken on each property as some Applicants may fail to qualify or the property may be rented prior to the application process being completed.  Should this occur, Applicants can transfer their application to another property in the same price range.  

Please remember that application fees are non-refundable and we encourage Applicants to have multiple choices for housing.  Applicants understand and acknowledge that applications can sometimes take multiple days to process depending on information and documents provided, timeliness of responses on employment, rental verifications, and pet screening if applicable.  Verification of service animals to include ESA's may also postpone the approval process due to response and verification of status from attending physician.  All parts of the application process must be completed prior to Applicants being approved.
